  • Recommendations on Built-In Home Protection Features?

    We're making selections for our planned new house. It's what I would call "semi-custom," so we have a lot of leeway as far as what goes into the house.

    Does anyone have recommendations on features we might want to add during the construction phase that would help us protect our physical asset/investment? I'm not talking about things like fire extinguishers that can be easily added later, but things that would be cheaper and/or easier to add during construction?

    Some things are obvious and required under code (smoke & carbon monoxide detector).
    But what about the optional things? Anything you'd recommend?

    We've already discussed a built-in backup generator and decided to NOT get one.
    We are pricing a water leak detector / shut-off valve and will probably get one (Flo by Moen).
    I don't think we'll add an electronic alarm ... our 4-legged one does a great job.
    What else should we consider?

      Accent lighting outside
      Sprinkler System for fires
      smart home features
      dimmers
      garage door openers that use an app
      keyless locks
      camera system / doorbell camera
      basement: plumbing for bathroom (if applicable)
      Gas line for grill / outdoor fire pit or fireplace

        We're talking about doing a big remodel / addition and are currently working on drawings.
        I want to incorporate some hidden closets or storage places, such as behind a book case, etc.

          I've got a billion ideas for if I ever get in on the construction phase of a new house or have one built. Couple things off the top of my head--a mix of safety/protection as well as modern convenience-

          Solid-core interior doors
          Spray-foam insulation in the walls
          Extra gas lines plumbed for laundry, kitchen (if you ever plan to use gas), as well as outdoor BBQ, and a garage heater if you live in a cold climate.
          Wire the whole house for alarm - every door, window, and motion, also pulling wiring to areas for camera system. It can also be tied into fire suppression.
          Add sprinkler system if not required by code.
          Maximum R-value insulation everywhere
          Battery backup and secondary sump if you live in an area that needs one
          Plumb for sprinkler system takeoff - even if you don't put one in right away.
          Insulate the garage, with insulated doors
          I'd upgrade all bathroom fans to highest quality/ lowest noise units
          Pull wiring and conduit to TV locations (corner/arm mount for certain bedrooms, and power/media signal wiring for any TV's over fireplace, etc)
          Under-cabinet lighting, lighting in closets, exterior accent lighting, as well as floods for commonly-used back and side doors (i.e. letting doggies out).
          Add a generator transfer switch even if you don't buy a generator yet.

          If this is a long-term (30+ year) home I'd spend extra for the highest quality roof. Cold climate I'd add things like heated flooring, potentially a heated driveway.
          History will judge the complicit.

            sound proof the movie room or playroom if you have one.
            wire the house for sound
            slow close drawer and pull out drawers
            extend the eaves so if it rains it doesn't hit the house so like extra 2 ft (important if you live where it rains) so the paint isn't damaged
            covers over the gutters to keep leaves out
            built in closets and dressers and mirros
            projector in the movie room
            tiles in bathrooms and built in panty and wine cellar/storage
            composite deck
            definitely sprinkler
            smart lights and smart devices like thermostat etc
            motion lights controlled by smart devices
            Cat6 all over the house. Sure you can do routers but rather than having a mesh network I'd wire everywhere. I'd also drop extra electrical outlets or wires
            gas line for grill outdoors, i'd also put enough electrical outside to put a fridge and stuff out there! and build a kitchen
            extra space and build in for the garage, extra wide doors and extra high because people love big SUV (even if I don't have one)
            EXTRA WIDE hallways and doorways making it easier to get furniture in and out of rooms and for wheelchair accessible. Make the hallways like 4 ft and doors 36"
            2 dishwashers and 2 sinks or at least figure out plumbing if you wanted

            There are so many things i would do.

              Thanks for all the great suggestions! Some of these are already part of the plan, and some I'm pondering or have decided to add. For example, keyless locks - hadn't thought of that - we'll install one on the door from the garage to the house. That will be great for when we go out to walk the dog or work in the yard.
