Zero since 1998. We built our house in 1983 and received 1st time home buyer preferred rate of 9.95% - really. Refinanced once to lower rate when rates moderated. Came close to having it paid off in 1992, but refinanced again to fund addition and pool.

No escrow. I pay my own taxes and insurance due to a mortgage co nightmare.
My property taxes are over $1,000 per month. I recently read in the Trib that we have now taken over the highest property taxes in the country. Take that, Disney Steve! Not that I'm bragging. I'm actually looking to move.
