          $2,162 P&I

          The mortgage has become my biggest impediment to retiring early. Without it, I could retire in 3 years. With it, 7 years.

            Last month's payment:

            $1200 principal
            $400 Interest
            $80 insurance
            $300 taxes



            15 year at 2.6%

              Zero since 1998. We built our house in 1983 and received 1st time home buyer preferred rate of 9.95% - really. Refinanced once to lower rate when rates moderated. Came close to having it paid off in 1992, but refinanced again to fund addition and pool.

                If you could bump your retirement up a couple $ grand you'd be all set. What are you going to do when you retire ? Eat a lot of Cheetos and watch Price is Right?

                            No escrow. I pay my own taxes and insurance due to a mortgage co nightmare.

                            My property taxes are over $1,000 per month. I recently read in the Trib that we have now taken over the highest property taxes in the country. Take that, Disney Steve! Not that I'm bragging. I'm actually looking to move.

                                It was a little confusing. It specifically said the state, but did mention that municipal taxes would add more. From what I got from the article, IL is at 2.67% and NJ is at 2.37%. Unfortunately for me, I live in one of the areas that are the highest in the state, and my taxes keep going up every year even though we have lost a lot of value. We are paying almost 50% more than when we moved in 8 years ago, and the value of our home has dropped $100,000. I'm not sure if that is normal or not.
