Are you dreaming of life-after-career? Look no further for a rundown of the five best retirement communities in Georgia for the active adult. 

The Peach State. It’s famous for its southern charm, sweet tea, and the Savannah River. In 2018, Kiplinger ranked Georgia third on its list of best states to retire, and it’s no surprise that people are flocking to this sun-drenched destination. Along with a growing number of out-of-state seniors choosing to settle here, there is a wave of active adult-oriented communities designed with the discerning retiree in mind.

Here are the five best retirement communities:

Osprey Cove, St Marys

Located along the South Georgia coast, Osprey Cove describes its community as unspoiled, uncrowded and unpretentious. It’s situated on 1,100 acres of luxuriant, coastal land with richly-appointed homes nestled around its crown jewel, the nationally recognized Mark McCumber golf course. The community is within a hop, skip, and a ferry to historic Cumberland Island, Savannah, and Jacksonville, Florida.

Osprey Cove offers a home plan, property, and pre-built house options for almost every price point – ranging from $225,000 to $1.5 million. The community also boasts a clubhouse, kayak storage, tennis courts, and biking paths. For the water-loving retiree, a private member dock provides access to the St. Marys River, the Intracoastal Waterway and the Atlantic Ocean.

Town Park, Social Circle

Town Park is a quaint little community geared towards active adults who want the perks of a planned experience without the price tag. For low to mid $200s, retirees can purchase a ranch-style home settled amongst the lush verdancy of Georgia’s landscape. The community boasts a clubhouse for those who enjoy activities, social gatherings, and fitness.

The surrounding area provides many options for an active-minded senior, including greenspaces like Stephens Park and South Walton Park. There’s a wide array of golf course options for those passionate about the club and ball, such as the Monroe Golf and Country Club and Ashton Hills Golf Club.

Carruth Lake Estates, Cumming

About an hour outside Atlanta lies Carruth Lake Estates, a charming community set amongst rolling hills and along the shores of two lakes. This community is a paradise of nature trails, lakes teeming with fish, and a clubhouse for social gatherings. Greenspaces and golf courses abound in the surrounding area for the more recreation-minded retiree, but there’s no shortage of arts and culture if people want to change it up.

Seniors in the real estate market can expect to pay between the mid-$300s to low $500s for a single-family retirement home. Seven floorplans give buyers options with up to five bedrooms, three-car garages, and little extras that transform a house into a home.

The Landings on Skidaway Island

Skidaway is an affluent town located on a barrier island known for its luxurious waterfront properties and world-class golf courses. It is also home to The Landings, one of the largest gated communities in the United States. At a little over 4500 acres, it’s a sprawling estate comprised of four clubhouses, restaurants, a fitness center, two indoor pools, three outdoor pools, six golf courses, 40 miles of nature trails, and two marinas.

As the many resort-like amenities suggest, The Landings isn’t for the budget faint of heart. Properties range from the more modest yet lovely, attached homes to large, luxurious single-family dwellings priced at mid-$200s to low-$2Ms. Savannah is nearby for those who want a big city experience.

Cresswind Georgia at Twin Lakes, Hoschton

Cresswind is a newer 55+ community that broke ground in 2020. Designed specifically with the active senior in mind, the estate boasts a clubhouse that will feature a state-of-the-art fitness facility, swimming pool, tennis courts, and other recreational spaces. Located along a lakeshore, there will be a boat launch and kayaking, canoeing, and fishing opportunities.

As much of Twin Lakes is under construction, it is still a work in progress. Buyers can choose between fifteen different house models for between the mid-$300s to low-$700s. There are 1,300 single-family residences planned for this community.
