We too purchased in our financial range, the result? Mortgage payments with taxes/ins under $750. Refinanced last year and brought the payments down to $597... About four more months worth of payments and we should be paid in full (Many of you know we are paying huge payments to get it paid in full this year).

    Original price: $89,000

    Current value: $124,000

      $1729.63 which includes $1403.58 P and I, $34.67 homeowners insurance and $291.38 property tax.
I bought the house 7 years ago on the GI bill at a 30 year fixed at 5.5%.
Zillow values at $276,000 so I am still hanging onto some equity. This may go down as home in my neighborhood are selling at very depressed values compared to the high point. (Actually more realistic than they were.)

I live in norther illinois in a city off around 150,000. I still rent but I'm in the market to buy so I've done a little research

My ex bought a house in my city for 80k and my current gf just bought a house here for 107k. Both are very simple 2bd ranches with garages and both are in nice areas.

Both of those would put you in the sub $700 mortgage with a decent down payment.

I moved here from chicago a couple years ago. Both of those houses would go for double the selling price in the chicago area

Moral of the story, many people unnecessarily live in expensive areas. Personally, ill never go back to the big city

Are these the four items I need to figure out in order to have a good idea of what my monthly payments will be?

Some may fall on the floor laughing, but we pay $298/month for mortgage. Tax and insurance are paid separately. Unfortunately, you'd have to turn the clock way back to get a mortgage like this. We were so fortunate to buy at a time when mortgages were cheaper per month than renting.

When we bought our house in SoCal ($520k for 1900 sq ft, 20% down), mortgage rates were 7.0% on a 30 yr fixed, and our mortgage was about $2800. We refinanced 3 times in the first year because rates kept coming down, and a couple of years ago refinanced to 4.75% on a 30 yr fixed. Now our mortgage is only $1909! Just goes to show how mortgage rates really influence your payment. With insurance and taxes, the monthly is about $2500.

                        Updated Monthy Payment.

Just closed a no cash out refi on my house. Went from 1729.00 per month to $1459.00. I like that.

Were going to sell in about 10 years.
