  • Home Valuation Question

    For the homeowners, when you calculate the value of your home, do you deduct anything for the eventual costs (real estate agent commission, sales taxes and fees, fixup costs, etc) you will incur when selling?

    I deduct 8%. That may be on the cautious side, but when I do sell my house I'd rather have erred on the conservative side and end up with more money than I expected than be surprised to end up with less.

      I don't; but my house isn't that big a part of my net worth and 10% of that isn't all that much relatively speaking.

      BTW, I think 8% isn't overly conservative: 6% commission, 1% title insurance, 1% RE transfer tax = 8%. There are likely other costs associated (e.g. income tax after the $500k gain exemption, and even minor ones like HOA transfer fees, whatever).

      If you want to be conservation, I'd say a 10% deduction would be better.
