    25% tax break and no investment in a Roth IRA? For those two things alone I wouldn't pay off the mortgage at least until that is maxed out.

    Until retirement is set in savings, why bother? You can't go back and get $5k/year in Roth savings or 401k/SEP-IRA, etc. Once the year is gone, it's gone.

      Keep your debt and invest your money, if ROI, as you said, is greater. Try to invest in liquid stock, because it might be, that the ROI will become lower than the cost of debt, so you will be able to sell your investment and cover the debt.
