    While I understand that there are people who has defaulted on purpose, I feel we can not be so fast to judge those who are late (or about to be). It can be so many things besides buying beyond ones means or buying an expensive car. Where does that came from?

      Meybe get in an apartment now while your credit is still decent and stop paying all together.

      Your situation has changed... on one income, you cannot afford it anymore. Get it on the market and do a short sale if necassary.

        Is your ex's name on the mortgate or title to the house? If so, is there any possiblity he would consider helping out with the mortgage to protect his credit?

            Thank you all for all your answers.
            I have posted other considerations of my situation on other threads. So I'd better post an update here.

            As per rent, this is no longer a concern of mine, landlords in Florida, or at least on my area are not considering mortgage payments late as a negative to approve you for an appartment. Even after my credit goes down I will be able to rent, availability might be limited so I just need to start looking with a couple months in advance.

            I am better of staying in the house and caring for it even during a foreclosure. This benefits the neighborhood and even the bank, if the house deteriorates it will sell for even less.

            I am working with the bank and doing everything they say, but, in their own words they can not "give me priority because I am not late" They stopped offering me options and they say they "have more cases than they can handle, hundreds more"

            I have come mostly to peace with the fact that I have done my best and I simply can not afford the house. If you see above in this thead, lawyer advise I get ready to try shortsale again. That is the first step. Unfortunatelly coming aug 6th, I will be late and I'll take it from there, one day at a time.

              You've done a great job of researching all your options and getting advice from lawyers and real estate agents. It must be terribly stressful to have to sit and wait to see what the bank will do when you'd really like to just get it all resolved and behind you. Here's hoping that a short sale or other accomodation will work out...
