Here are things that blow your budget:

    BUYING from GREEDY PEOPLE

People who think just because they've lived in a house for two years and done nothing to it that they should walk away with $100,000. But the problem is that everyone is greedy now. The world is obsessed with people making money off of other people (like the million house flippers). Isn't it the American way to get as much money as possible from your fellow American? I mean, the world would fall apart if we say "You know what, I'm not going to take advantage of someone just because I can. It doesn't matter what the ever-powerful OMNIBUS market says I should get, I'm going to sell it at a lower price because I don't want to cause a hardship for them."
Somehow "Do unto others as you would have them do unto you" became "find people that are on the down and out and make money off of their plight"
When I sold my 1998 Honda Accord for $2500, I knew that I could have asked for more or waited for another buyer, but I also knew that a family was in desperate need of a car. Had I taken them for as much as I knew I could, I couldn't sleep at night

Enough soap box for tonight. But think about it. This country revolves around e-bay, house flipping, and other people that make a ton of money from other's plights (think divorce attorneys). What if we went back to the old fashioned way of life where caring about others was more important than getting rich?

BCHGRL: Your point is well taken about high prices, but you can't control the market. If a house down the street is selling for $350,000. and is similiar to mine, why should I lower my price down to $325,000. It should be whatever the market is going for. I have a neighbor across the street that basically gave her house away according to the rest of the real estate here but they had a desperate situation and well that's where others make deals. I'm not in the charity business. Most people invest in order to make money and yes when you want to help others out, you should.

I understand your point, but that is called capitalism. A free market determines the value of goods and services. If I have a doodad that I can either sell at my yard sale for $5 or sell on ebay for $20, why would I want to sell it for $5?

The buyer determines the market, not the realtor, not the seller, not the comps. I think sellers can set whatever price they want, but they shouldn't whine if they get no buyers or get a lowball offer.
