    I was just wondering among the many landlords here do most manage their own properties? How do you know if not the property manager you hired is doing a good job?

    I just ask because my recent experiences with many property managers leads me to think many are lazy and incompetent. They don't return calls. They don't want to show property and say they are busy. They leave rentals sitting vacant and don't care even if someone wants to see it because they have other things to do.

    i am extremely lucky to have the property managaer that i have, he is my brothers friend and i trust him 100%. he doesnt even ask me about small repairs, he has my credit card and runs the properties like they are his own, i probably talk to him 3 or 4 times a year, money comes in like clockwork.

    but i do have a lot of experience with shystie managers and that runs at a 100% clip for me. my whole family owns rentals so i have seen a lot. one of my brothers managers in another state from us did a full kitchen/bathroom remodel for around 10K and didnt even do the work, he sent pics from another property to show the finished work.

    i had a property manager that never looked at my properties, i had a unit so torn up from a tenant that was only there for 6 months

    ever since ive had my brothers friend in place it has been super smooth

    i dont recommend long distance rentals, you really need to "manage" the property manager by at least looking at the exterior of the properties often

    you can see how much they want to rent your property out by calling them and acting as an interested tenant
    retired in 2009 at the age of 39 with less than 300K total net worth
