  • Roofing Costs

    Anyone put on a new roof lately? I may have to put a new one on a 1643 square foot home if they can't patch it after a bad storm last night. It only has one layer of roofing so they would be able to put a second layer of shingles over the first instead of having to rip off the current ones and then put down new, so that'll cut the expense some. It doesn't have any fancy gables or anything like that, so it's pretty straight-forward. I'm looking for a ballpark cost if anyone here has recently done this. It will be a few days before I can get a roofer out to look at it and I want to figure out just how big a hit my Emergency Fund is going to take here.

    For what it's worth, we paid about $7200 to put a new roof on our 1620 sq ft home plus two car garage last year. This included landmark dimensional shingles and a roof vent. We did have them remove the old shingles. We thought we might have to replace some of the plywood decking but it turned out we didn't need to, so that saved some $$. Where you live might have a bearing on the cost, too.

      This feels about right. I think we were into ours for around $7k as well, ~1500sqft house, but we also had some of the plywood sheathing replaced.
      History will judge the complicit.

        I helped a friend put a new roof on his house a couple years ago. We did the job ourselves though, so we had about $1500 in material costs.

          I worked for a roofing company in college to help pay the bills. My company refused to put shingle over shingles as the shingles just dont last as long when installed that way.

          Its like painting a car without prepping the surface or fixing the rust spots. It will look like fresh paint, but for how long?

          I would pay extra and get it done right, especially if you are going to live there for some time.

            We spent somewhere around 5K two years ago - our house footprint is 29'X27', plus a mudroom at 8'X18'. We used an Amish crew to put on a steel roof.

              We got a new roof about 4 or 5 years ago now.

              We paid somewhere around $9K. I know the size of my house, but it is 3 floors, so I have no idea what the roof size is in comparison to what others are quoting.

                  I agree with this. Also how do you know the condition of the plywood underneath with the old shingles still covering it?

                  Do it right the first time and the roof should last 30+ years

                    We did do it right the first time, in the year 2000, with a highly reputable roofer with great references. It did not last 30 years, despite being a 30 year roof. It has barely lasted 13. It had a warranty, but said roofer had a heart attack and stroke a few years back and no longer has the business or the ability to back it up.

                      are the shingles deteriorating? Did you save the warranty information which is usually pro-rated? If a 30yr roof properly installed failed after 13 years then the half-assed way of putting another roof on top of a failing roof will last even less.

                        I would say do the roof right, tear it off yourself. Inspect the plywood underneath and if you have some friends ask them to come out and help do it yourself. Offer them some beer and have a grill out afterwards most freinds should take the offer. If you dont have the tools or equipment most hardware stores rent there equipment and this would save you a lot of money in the long run.

                        In addition to that if your shingles are starting to curl that could be a sign that you dont have enough ventalation in your attic space or rafter space. You may need to install additional vents on top of your ridge vent that is already installed. Very simple to install but I would watch a little DIY network if your unsure.

                          The roofer made it out today to give an estimate. Turns out it was flashing that had come loose when it was pressure washed earlier this summer. He said it was a half hour job and fixed it on the spot. Total cost to repair it? $151. He said otherwise the roof is in great shape, thank goodness!

                              I'm probably not the right one to ask, but years ago I was replacing my roof every 2-3-4 years due to hail storms. I broke down and installed a slate roof at a cost of $50K. That was 15 years ago and I've never lost a shingle.
