    price increase

    I would say that is a big price rise for those living there but as someone has said, if you get new tennants in that are prepared to pay it then it would have worked out for the best.

    What is the market like at that price range? if it is already saturated then you may not fill it at all so it is worth making sure you are able to fill it with new tennants should you have to before you go putting the price up.

      They are taking the mickey out of you by having smelly dogs and extra people in the house, they have been getting a great deal and living easy at your expense for a while; if they get $750 allowance they must have a lot of disposable income.

      You need to show them that their party time is over and you want to be getting a bit of money and respect from them. If they do not agree you're better off without them, it sounds as if you can get new nice tenants easily.

        How much longer will the eviction take? I assume now that you have called the CO they are out ASAP?

          WOW!! That call to their CO was amazing! I wish there was always someone like that to call when people where not living up to their end of the agreement! What has happened since that visit.....man I wish I had one of those COs in my pile of tricks!

              CO told me to have eviction papers served, but they moved out before the law got the paperwork to them. Now for the "fun " part. Apprently all the airforce men who were living there did not get the word they had moved. Some who "don't live there" still have there mail sent there and tried to get back into the house while we were cleaning it. The CO told us they were out, anything left was trash. That included a bunch of junk furniture. One of them said we stole his furniture-I called the CO and the CO talked to him on the phone, told him that he had been there, it was broken flea ridden junk that needed to be burned. Then the CO reminded him that he had previously stated he didn't live there, so why was he worried about the furnitiure?? Needless to say, they are not getting their deposit back

                you are not evil. From the owner's point of view, that is just what it have to be done.
                Market price.

                Of course if I were your client I would feel furious. But we are not discussing that.

                  considering the circumstances i don't think its evil. you're still cheaper than the estimate in the area. make sure you explain the reasons for the increase to them.

                      This may sound petty, but it disturbs me to think that these renters and their off-the-contract co-habitators are responsible for defending the US. It sounds as if your rental house must be near Whiteman AFB, which maybe still operates dozens of nuclear silos? Stealth bombers, too. I would hope people more honest and responsible than this are entrusted with the responsibilities of the US Air Force. I mean, really, it is kind of scary to think about.

                      And now further commenting:

                      At first I was a little bothered at the idea of someone's employer (US Air Force) taking a paternalistic role in directing their employees' (your Air Force renters & buddies) to come clean in their financial /contractual dealings outside of work. Where a person rents and whether they take care of their rented space and honor the contract is normally no business of the employer. But really I do not think that a person's character can be dissected into a package for how they are in their personal life versus how they are in their professional life. So much rides on individuals in the armed forces conducting themselves properly. I think it is risky for them to develop habits of doing whatever the hell they want to whomever the hell they want. I'd like to think your Air Forcer renters would be mature, responsible adults, but if they are being grossly immature and irresponsible, perhaps it is better for us all if an Air Force superior intervenes and holds them to their contractual word. Also when one is in the armed forces, isn't one quite nearly "owned" by the government? Your time is not really your own; the very place where one's body is located at any given minute is not up to oneself. Therefore one must obey to clean up or even leave a rental house if told to do so?

                      I know nothing about how the military works in these matters, so I could be way off. But it does seem like not just you, mom-from-missouri, but all of us have at least some stake in how matters like this turn out. You've given me something to think about.

                      But anyway, mom-from missouri, I'm glad you got those folks out of there and hope you get some great renters lickety-split. At market rate!

                        I know my hubby was going to get a tatoo while in the army and his whatever saw them getting tatoos and they were not allowed to finish thankfully he hadn't started but he was told they belong to the army so they could not deface army property.
