Process of subdividing property?

I came across a property that would be perfect for my situation. It is a small 2br all one level sitting on approximately 1.5 acres in a desirable neighborhood. The listing references the possibility of subdividing some of the land. Likely
mentioned in the listing because how small the house is.

I have no desire to maintain that much land so the property only makes sense for me if I were to subdivide it. Anyone have experience with the process? It it expensive to do?

Make sure to check the zoning code to make sure you can actually subdivid it. You'll need to them consult with an engineer in your area as to how much a subdivision plan will cost.
