I'm wondering about your plan to have an addition built in 8 or so years. Does the district warrant the massive change without being one of the most expensive/larger homes in the neighbourhood? While it's clear costs are escalating you need to have at least two contractors estimate the cost based on your current wish list.

2nd, have you lived through a significant home remodel? I ask because we had a relatively simple kitchen remodel no change of plumbing, electrics or walls [new cupboards, flooring, sink, counters, island, appliances & paint]. I wanted to murder DH and he was ready to see a divorce lawyer; it was a horrid experience. It was much easier to sell the house, buy a condo and move! No where near as stressful.

We purchased (two years ago), by far, the cheapest house around. The house next to us is 7 bedroom, 5 bath and over 1 million. We are in a very affluent area and most houses are at least double our home value. We have one of the top 3 school districts in the state. I see no issues with adding 100K or so addition, we'll still have one of the less expensive houses.

Regarding the addition= divorce...I am not looking forward to it...but I think this will be much easier as most home improvements are done by my husband. When the husband is the husband AND the contractor, I find that to be much more stressful than just hiring a contractor. But thank you for the warning, it's not my favorite aspect of home repair.
