I found a place and made an offer

First got a Inspector from ASHI to inspect the home

The report was good apart from one -applicance which needs to be replaced and the owner agreed

any other checks that would be good before i sign the contract ?

Does it have a septic tank? If so, you should do a septic inspection

What about Radon? In some areas of the country this is a big deal and should be checked.

Depending on the age of the house you may want to have it checked for Lead Paint. If it was built before 1978 then the likelihood of it having lead paint is high. This is especially important if you have young children or someone who is pregnant.

Radon doesn't care if you have basement or not. I believe it is in the ground in and around the home. Your home inspection may have covered it anyway.
