    I am doing an update today because I have fully gone through a foreclosure and here are the results.

    There was a palm springs house I invested 1k in that only had 3 months of interest payments before the payment stopped. The property went into foreclosure after the owner stalled as long as possible with a bankruptcy filing. This house was then went onto the market trying to be sold for 2+ years. The loan to value was 75%, however the property was sold for about 85% of the appraised value. Because it was an expensive 1.9 million dollar property, the amount of fees accumulated from 2.5 years being on the market cost peerstreet over 200k(including legal fee). The principal distributed to investors was a claimed 95% of investment. I received what it look like to be 90% of investment. The interest and penalty fees earned from this property then subtracted 10% I didn't get back equals a return of -5%, or 50 dollars.

    This is the only property out of the 30+ I have invested in that went into REO. I had late payments but they all ended up fine.

    Total interest I have earned is about 9k since I started with an average of about 44k invested in 2.7 years.

    I am actually surprised how liquid this investment being since a lot of houses ended up paying my principle back in under 6 months.

    So this morning I received a notification of Peerstreet filing for chapter 11. I was noticing more and more defaults from this platform so I seized all new investments and just let the rest that are in default ride. I also took most of the money out. However now I have 1k of cash and 6k of loans in default stuck in the platform. Total interest made was 14k, so if I lost this money then perhaps I can get some tax benefit out of it. Learned my lesson that these online peer to peer platform can't be trusted. I made a 10k deposit into fundrise, made about 7k in 2 years due to the real estate boom and have already withdrew that money a few months back. Going to put a lid on these platforms especially when there are safe alternatives with 5% interest rates.

      I don't think it's that they can't be trusted. It's just that you need to understand that what you are doing is 100% speculation, gambling. It's not investing in any way. Just like buying crypto or lottery tickets or any other speculative thing. There's nothing wrong with speculating. You just need to do it with money you are fully prepared to lose, just like when you walk into the casino.

        Correct, hence why you had to be an accredited investor. Most people don't even qualify for these type of investments as the SEC protects people from these things.

        The speculation here is the assumption that the company would survive. The loans are all first lein and bk court will most likely return some of this back.
