When I needed to generate passive income I hosted an international student. That's room, board, orientation and making that individual a part of the family for the 6 weeks they were in ESL classes.

I checked into that here, but they don't pay you here. The student pays for their own outings, tickets, yearbooks and clothes. The host family provides everything else. This was on the high school level. It may be different on the college level, but there is no college within 37 miles.
