    The better the score you have, the better the rate and terms you will get. I have a score of 822, which is almost at the top. Are you sure this is a good time to buy, though? I contacted my servicer recently about refinancing and they had no lower rates than what I am already paying, which is 4.75%.

      It all depends on the specific bank. There are a lot of disputes on the Internet – to take a house / apartment for a mortgage or to live in a rented house and save until you can buy your corner. I can say that saving is much harder than paying off debts. Every time you have to make a deal with your conscience, because "when that house is there, and you want a yummy now." In addition, it will not be possible to buy the same apartment in a few years. Due to inflation and price increases, it will become more expensive. The purchase will turn into a ghost chase or an attempt to buy at least something with the money collected. Therefore, I highly recommend taking out a mortgage as soon as the opportunity arises.         I'd focus more on how much down payment I had and how many of my other debts and expenses were in check before I bought a house
