    My Daughter is in her first apt and the refrigerator died. Her food spoiled. And it had been 2 Weeks since the landlord was notified. What its reasonable amount of time to wait for a working fridge? I don't know if it maters but she pays her rent on time and doesn't have nosy guests. We are in NY state.

    You have to look at the terms of the lease that your daughter signed. There should be something in there about the landlord providing certain appliances as part of the apartment and something about maintaining them. If there is, and it's been 2 weeks, the landlord may have broken the terms of the contract.

      I'd say anything more than 2-3 business days would be unacceptable. I would have been raising hell long before now. Most appliance stores will deliver by the next day.

      What does the landlord say when she calls to complain?

        My sister's family lived in an apartment once where the oven wouldn't regulate the temperature. It would just get hotter and hotter. The landlord wouldn't do anything about it for months. I suggested they tell the landlord they would contact SRS since they had a child in the home and he was endangering her. He replaced the oven within the next two days.

          I would immediately have your daughter start following up with the landlord on a daily basis. I think it is important that you have her look at the lease agreement. Sometimes it is not the landlords responsibility to provide a refrigerator.

            Why don't you just buy a used one for $150 and submit the receipt? I have a very old house valued at 20K. I rent it out for $400 a month, and most months I only get $200 because my tenant repairs the house himself and give me the receipts.

              "Reasonable" would be up to the judge to decide but I think it is fair to say that 2 weeks is more than reasonable.

              She should definitely follow up and make sure that she keeps written records of times/dates/contacts. I advise against buying the fridge herself in the hopes of getting reimbursed, there is no requirement for the landlord to reimburse her.

              You might also want to check out what the lease says about appliances. I know my lease says that the landlord is not responsible for appliances but depending on the laws in your state if it came with the house/apartment at the time of rental then the landlord is responsible for it.
