  • What does homesteading provide?

Does property tax decrease once you homestead a house? If so, how much on average.

Each county is different. Call your local tax assesors office or look online. My county has info posted online to read about it. I just recently posted about this on my blog:

I am in a midwest state and my credit is $98 a year bringing my tax bill to just under $2400 a year. It's not a huge savings but it's not something I'd pass on given how easy it was to fill out the paperwork.

In my state homestead preservation gives a tax break to those 65 or older or those disabled, but only in certain years. "Qualified senior citizens and 100 percent disabled individuals [get] a credit on their real estate property tax if those taxes increase 2.5 percent in a non-reassessment year or 5 percent in a reassessment year. The credit would be for the amount that exceeds the 2.5 or 5 percent increase in taxes."

My FIL had a stunningly low real estate tax bill due to the homestead provision in his state. I think it was last about $300 on a property market valued at $1M. His property has lost huge value in this recession and I do not know if he has been reassessed since that $300 year.

In Florida the homestead exemption is 25000. Actual savings depends on the countys millage rate.
