    ...and it is WAY under budget.

    But a half a double? I'm not so sure about that. It is in a great area and in a very good school district...and my mortgage with insurance and taxes would be around $800 a month! Wow.

    Half a double can be both good and bad. When you have to do structural repair, you have to split the costs. A new roof would be $10,000 instead of $20,000. But at the same time, you could have noisy neighbors, or them not maintain their half as well as you. We don't live in an HOA, and all but 2 of our neighbors keep very nice lawns. One of them has an ugly teal house, with chipped paint and an over grown lawn with weeds all through it. Another has dirt all over their yard, a couple of broken down vehicles parked out front, and a long back yard. They are very nice people, but when buyers drive through the subdivision, the negative curb appeal lowers the market price for the houses near them.

      I would never buy a half of a house. I lived in a duplex for several years and it was AWFUL. We even got the "pleasure" of listening to the neighbor cry when she found out she was pregnant with #6, she thought it was a private moment in their own home.

      I am sure this would have more sound proof features than what we lived in, but yes, what if you don't like the other neighbors?

        Think about resale because you most likely won't be there forever. It only has one bath and with it being upstairs every time you have company they will have to go up to use it. At least a 1/2 bath on the main floor would help resale quite a bit.

          Wow - it's still expensive where you live.

          If you were to pay full price - that's $101 a square foot. I just paid $91 a sqaure foot for new construction.

          Like other's said above, repairs and maintenance can become an issue with your other half.

          A 7' x 7' bedroom? That's a closet!

            In Pennsylvania, it can't be legally sold as a bedroom if it's only 7x7. It must be at least 90 square feet and have a window to be legally considered a bedroom. 7x7 is only a little over halfway there on the square footage.
