    Heres the house I have been eyeing from afar. I am going to check it, and a few others out in a month, but I spent all day today learning about assessors documents, ect, and figured out that this house is waaaay overpriced. Which makes me happy, cuz that puts it in my price range.
    And here we go with everyone jumping down my back for how big it is...
    (It IS to big for me. I know. I was not looking for a 5 bdrm house, I came across it a few months ago and my heart did a triple beat. I gotta at least check it out!)

    So I understand your impatience. I really do, and I enjoy reading about your journey because I feel less alone in my indecision to buy. I am going to look in July, but from what I have figured out of the Savannah market, I have plenty of time to look because prices are just coming down, and alot of the listings are still unrealistic.

      Game, If you can get that house for less than that...maybe closer to the $200k end that would be a great investment for that area when the market rebounds

        I know!!! Actually it would be my forever home and then I would haunt my kids if they ever sold it! The assessor pagesays the place was purchased in 06 for 163k and there have been no permits pulled to do major work. So I am hoping for well under 200k.
        We'll see, I dont know how unrealistic the seller is...and it is way too big for me...there are a few other listings that catch my eye..but if I can get this for well under 200k I would be a lucky lucky and happy girl.

          Gorgeous house! I love Ga!

          My sister lives in Dunwoody (Sandy Springs) Ga...prices are a little higher there, heh...but what a GORGOEUS area.

              Scrimp, have you been checking tax assessor data (previous sales price, value) during your home search?

                I ask my realtor for the info and get it through there...is there a way to find it online?

                  You can google the county you're looking in and then tax assessor....and it should give you the information if that country has online records. I found this house's records at www dot ncpub dot org

                  I was gonna tell you although you prob already know, that info can really help negotiations. Unless the seller is just a butt....and then...well they're up a creek then ya know?

                      Tell your realtor to walk you through the enrtire document. Theres alot of codes on it. I still have several questions when reading it. But once you understand it, you can just pull up listings, pull up the assessment and you are armed with major information before you even see the property.

                        That's awesome...thank you. I am curious to see how much work they did since they bought it in 2005.

                        If I could get this for even 165k, I think I can swing it.

                          The description says it has a new roof and new siding. New siding eh....not a huge biggie but knowing you wouldn't have to replace the roof for a loooong while....that's a lot right there. But of course like I said before about an inspection....old houses like that....there's a lot of potential for things to be wearing out.

                            @Sounderella - Question: Why do you say the siding is not a huge biggie? In my area the siding would cost about $16,000-18 to put on whereas a new roof would be in the $3-5 thousand range?

                              My dad won't let me have a dog living at home where I do now. We have always had dogs until just a few months ago when we out our last one down due to old age.

                              I feel completely empty and upset and feel like I need to buy a house to be able to have a dog. I must sound so crazy. But I seriously cannot deal with not having one.

                                Lux, that was based off what I've seen down here. It's actually somewhat the opposite in price here....plus around here I've seen more DIY and handyman performed siding replacement thus eliminating a lot of cost. The house she showed was vinyl siding which isn't really all that expensive compared to something like hardiplank. If it was hardiplank I would've said different.
