    Hey guys, since everyone is so helpful, I wanted to give you guys an update. Here is the link to older thread http://www.savingadvice.com/forums/g...ter-offer.html


    So I basically email the builder A and let him know that Ive been working with another builder that can produce the same floor plan at the lower price. I then made an offer of $395,795 to builder A and he took it. What's nice is that he's allowing me to go meet the other builder before I make the decision. What do you guys think?

    allowing you? ummm, I don't give any one 'my' power. You already have the power. He needs to sell - you only WANT to buy. I would assume you are in the drivers seat.

      I agree with Lux. As bad as the market is especially in that price bracket you call the shots. So I would def talk to the other builder B...if builder B knows your talking to builder A he might go even lower or at least throw in some upgrades at no additional cost.

        you better have the other builder- if you are deceiving him, it could come back to bite you.

          I have better ethics than that. In fact, these 2 builders build in similar subdivisons. Both builders are very good infact they praise each other. To me, this is a huge bargaining method and I intend to use it.

          On the side note, is it desirable to have a a partial finished basement with a 3/4 full bath? This model comes with it but not a Den, so I'm just trying to weigh my options..

            at minimum rough in a bathroom in the basement, so you can finish it later.

              Well we finally got the deal we wanted and now comes the contract part. I'm going to pick up the spec contract and look it over for a couple of days? Are there anything I should be cautious/aware of? Should I pay an attorney to look over this before signing?

              After we sign, what are the next steps?
