Texas for all these bad there are tons of good renters right? Majority. It's just likely you see the worse people = those with money who are bad with it and claim poverty due to bad (really bad) choices.

Well, our cabin business does I would guess $1 million a year in rents, and we have about 1 of these crop up every 45 days.

So yes, in the scheme of things, it is a very small fraction.

I still can't comprehend this. If I was evacuating, I'd book a HOTEL, not a rental property. I'd need an open-ended reservation. I wouldn't know if we'd be gone for 3 days or 3 weeks. Yes, find a Courtyard Marriott 100 miles away, enjoy your fully cooked breakfast and afternoon cocktails, and go back home when you are ready.

Nah. Courtyard doesn't include breakfast. Residence Inn for sure. Then we'd also have a small kitchen so we could cook our own meals too.

During Katrina, that's exactly what people did: started looking nearby and then called further and further out as they kept getting told "no room at the inn".

Sure. That definitely happens. One of my friends who lives in Viera, FL evacuated. The nearest place she found that would take her and her pet was in Richmond, VA. That's about 750 miles away. So that's the hotel that she stayed at for 5 days until she could return home yesterday.
