Question Question for those experienced buying foreclosure properties

We've been keeping our eye on a property in pre-foreclosure in our neighborhood. [We submitted an offer on it that was not accepted.] The auction date is now 1 month away, and if it goes to auction we would like to bid on it.

We found an attorney with tons of experience with foreclosures who charges $195 per hour. That's a lot of money. If it's really not necessary to have an attorney, of course we'd rather not pay it. But if having an attorney hold our hands through the process would help us avoid some costly mistakes, then we would gladly pay. My gut says "hire the attorney."

For those of you who have experience with foreclosure properties, do you think it is beneficial to hire an attorney?

First time around, hire the attorney! Next time you'll know if you need one or not. Watch what he does and learn.

Also, on the house, now that it's a month away, make another offer that's lower then your first. Do the same thing within a week.

Then go to the auction and watch how low it goes.
