Default ING Mortgage??

Anybody out there have any experience with ING mortgage? My in-laws are buying a new house and basically just need a loan to bridge the gap between when this house closes (the sooner the better) and their house sells (isn't even ready to be on the market yet.) Anyway, since they'll probably hold this loan for less than a year (or two max.) an ARM is fine. However, we don't want to do $5000 in closing costs of we can avoid it. (ING closing costs are $495). Any thoughts/experience?
