Making an offer on the townhouse/condo today!
My dad, realtor and I walked through the model and also the structure that is being built last night. We spoke with the sales agent for over two hours (my dad is a very meticulous retired engineer - haha).
The base price is $179,900 and the upgrades I want (which are really priced well) bring the price to $189,595. The sales rep said that he could take $3,000 - but could go no further. My limit is $185,000, so my realtor is going to be pushing to get the extra $1,600 off. You know I will keep you updated!

wow!!! Exciting times!
How long until your unit will be built? When can you move in? How far is the drive from your fathers? from work? Do you have friends that live nearby? Will you be in an upstairs or downstairs unit and is there an elevator?Does anyone live in the community yet or is only the model completely built? *sorry- I'm now suddenly interested because you are actually putting in an offer.

How long until your unit will be built? The unit is currently being built. It will be finished the first week of August When can you move in? The first week of August. How far is the drive from your fathers? About 5 minutes. from work? About 5 minutes. Do you have friends that live nearby? Yes. Will you be in an upstairs or downstairs unit and is there an elevator? It is built like a townhouse, so I enter on the floor level where there is a garage and unfinished basement (it is built into a hill) and then there is also an unfinished powder room that will be easily finished. Both of these unfinished rooms are behind closed doors and the foyer is finished with hardwood floors. The second level has the kitchen, living area and dining area, 1/2 bath and a patio out back. The third level has 3 bedrooms, LAUNDRY AREA! (WOOT) and a full back with a double sink that you can enter from the master and also from the hallway. ::sigh:: I LOVE IT The community already has townhouses but this is a new subdivision. The unit next to me is sold. There are others for sale. Does anyone live in the community yet or is only the model completely built?

Thanks for the reply. My mom lived in a townhouse up north that had an almost same layout. It felt like a home inside, you only remembered you were in a townhouse was all the stairs (which didnt bother me but I worried about her aging in it) and when you looked outside and saw a sheet of other townhouses.
And one other con was that she had a small gardening plot out back but I think she really wanted to be able to garden more, paint her deck, plant the kind of trees she liked- she was a bit artsy. But as far as not owning any expensive structures is great!! When I sold her townhouse after she passed- the home inspector stated he did not think the roof was enforced enough and suggested several more joint or something be added...and I got to tell the new owner to take it up with the homeowners association!! And the community feeling has its bright side. When selling my moms place- I had so much contact with her next door neighbor and he knew so much to help me! He was able to teach me about my moms place- because he had the same place! So he was a good overseeer when I was prepping the place to sell, and when I had things fixed inside. One thing that I learned- these communities attract similar people and take on the social class of its inhabitants. My mom was in a very upscale community and she liked feeling rich by association. lol. Lots of retired folks who had lots of money in that community. Another community my friend just moved from was mostly young, struggling families. Lots of young kids, older beat up cars, and late night activity. So since you don't yet know who your community will attract- I do hope it is young single professionals like yourself. In your price range it could go either way.

Haha I am so excited. We put in our offer and I am on pins and needles!
The upgrades I am asking for are: Granite Countertops Stainless Steel Undermount Seat Carpet Upgrade Hardwood floors in living room Hardwood floors in dining room Appliance upgrade (smooth top range) AAHHHHH!!!!

They accepted the offer and my dad told me he is going to help me put a little more down so I have 20% down.
I was putting 16% down so I was close...but yet so far. YAY! I will update with pictures asap.

Wonderful! Now the long wait till August, but at least you have a few more months of saving.
The blog portion of this site is a great place to upload pictures- I'm not sure it can be done in the forums.

Thank you! Thankfully, I am flexible about the closing date since I am with my dad. I'm hoping for the first week of August, but if it goes later...that is totally fine. I don't really have a lot of belongings to move in - so the basic move will be minimal. I am going to have to purchase a fridge and a washer/dryer...the other appliances are included (stove, microwave and dishwasher).
The furniture will take time to accumulate...and I am ok with that. I would rather be choosey and find things that I love (both new and used) while I keep my emergency fund in place. ::sigh:: Lots of window shopping for now!

Congrats! This will be an exciting time for you. You have the benefit of time to accumulate all the things you'll need for move in. I've been in my new house for just over a month. $35k in furnishings, appliances, linens, lawn mower etc., and I still don't have any drapes yet!

I bought all new furniture for my house when I moved in. I did it a little at a time also. I had a bed and built in dresser drawers in the closet for the first few weeks. I agree, take your time and find things that you love. I still have all the original furniture 13 years later and still love it!
