Yes, it is my understanding that the 28% includes mortgage, taxes and insurance.

Obviously these are general guidelines, not a one size fits all. I never felt comfortable with a mortgage where dh and I HAD to be working to sustain it. Too much risk.

I have tweaked my home and catered it to my taste (although still neutral) that it would be killer to move. I love my hand done wood working, my new wide plank high quality wood flooring, my small pond and hot tub dh spend hours on electrical, the paint jobs, hand done landscaping. I have sweat equity, and would be picky if I moved ie. I have a high end heating and cooling system and can't settle for "builder grade" anything. lol. I have become too informed, and i fI was a first time homebuyer I would settle for much less to get out of renting.
