Default Anyone ever sub-divided their house lot and sold it?

I know we need to head on over to a r/e lawyer to get the offical words on our situation... but,

I was wondering if anyone of you had a house on 1 lot with
a couple of other lots as part of your land.
Our driveway is an easement to 2 lots. Our house in on 1 lot.
I would love to condo-ize a 2 or 3 family on the other lots and
sell them off for some $.

I would just like to hear of other people's experiences if there are any...

Before spending $ on a lawyer you should head to the Planning and Zoning office of your community. I am sure they can give you plenty of info to start with.

You can't always pick your neighbors. You may want to rethink that. And, with less property you may also be de-valuing your existing property.
I had considered this as well. But, now that my son is playing the drums we are glad we have space between us and the neighbors!

In our area, once a piece of property has been subdivided once, it cannot be divided again. We are on 2 acres, but when I sell the house, the whole 2 acres goes with it.

In our area, zoned rural, a peice of land can NOT have a house on it unless it has 10 acres or more.
That really surprised a neighbor of ours who thought he could subdivide his place into 5 acre lots and create his own housing addition...
