Tax Liens Certificates

Has anyone heard of them? Are they good investment choice? I have just found about them and they look very promising, does anyone have any opinions on them?

i have read about them and researched a little.. basically, it is states that are far away from ohio that pay the best rates... i think michigan was one of them... on my investor website i view, properties are for sale often from foreclosure on the certificates... usually a dead city lot... i think treasury properties are the way to go...you know the ones foreclosed by the local government.. our ky mini-farm, the part we own, my grandpa bought at a tax leins sale..originally... we inherited from my mother's side and i bought 2 of my unkies parts.

Each state runs their tax leins differently. In Illinois you have to big on it and sometimes there can be a lot of competition. You also have to be careful with Homestead laws. Florida has very strong Homestead laws that can make it difficult to evict someone. California does not allow you to purchase the tax Liens but you can bid on the house when it is put up for auction. Just make sure you do your homework!

You can read "The 16% Solution" by Joel Moskowitz to learn more about investing in tax liens. I haven't read it, but I did browse the customer reviews on Amazon and there was one review from someone who actually tried to do it himself and he was very disappointed. It's not nearly as easy as the books make it out to be. There's lots of competition and its hard for a small investor to get in the door.
