I like the thought of buying raw undeveloped land and holding on to sell at a profit. The housing laws vary from state to state and you can get burned by bad tenants. Here in NYS it can sometimes take months to get a dead beat tenant out. All the while you are losing money. Then of couse NYC has rent control which is another kettle of fish altogether.
