I believe Dave Ramsey's way of getting out of the lease would be to get the actual cost of getting out of the lease ($5,000, correct?), get a loan for that amount plus a few thousand more for a cheaper used car.

This is the one thing my DH is fighting me on. He says we know the car is reliable and blah, blah blah. He's of the mind set that if we buy used we are buying someone else's junk. I'll keep working on him

Your goal of renting until this debt is cleaned up and then putting 20% (at least, but a good solid number) down is a good plan. Nope, not in love with this house. Although I do love the space. We will definately be downsizing, but I also see that as an opportunity to get rid of things we don't need, use, etc.
