They have their place like everything else, but in general they're quite unappealing right now. (Most are at or close to prime -- prime is up and expected to go higher.) That being said, we did use a HELOC on our first house to put 20% down on our new house a few years ago. It allowed us to avoid PMI as well as keep both houses. At that time the HELOC was at a significantly lower rate than the 15 year fixed that funded the other 80% of the purchase. That HELOC is sitting a 0 balance right now though . . .
