i used a home inspector the first time i bought a house, and it was useful, the first time, the inspector found out my favorite house needed around $20,000 worth of work, so i went with my 2nd choice which i didn't like, but the price was right and it didn't need much. 7yrs into that house, the inspection proved useful, the only thing the house needed was more attic insulation like the inspector informed me.

Later on, I decide to buy another house, but having prior experience I decided to skip the inspection until last minute! Luckily, I did, the first thing the inspector said upon walking in is, "this floor sags, it feels like the house is dropping at this point" We never noticed it, low and behold when we went under the crawlspace, the house was sinking and had 10 jacks underneath the beams holding it up, and there were plenty of other tell tale signs we missed such as doors jaming and cracks on the wall. Use an inspector, it's worth it!
