This is key. Renting is not "thorwing away money" as people like to say. You're paying for the luxury of not having to worry about a property - which can be quite a luxury sometimes!

YOU decide what you can afford. Don't let a mortgage officer convince you that you can afford more - be very careful there. Don't rush. Take your time. Be patient. Sleep on it lots. There's no rush. Don't worry about market moves or anything like that - don't worry about "bubble" talk. If you're in it for the long haul and not planning on moving in the next few years, market timing shouldn't even be an issue. Just take your time and make sure you are financially able to do what you are wanting to do. Don't work for a mortgage
